Guest is required to sign a Rental Agreement. Agreement must be signed within 48 hours of booking. The terms of the agreement follow below: Occupancy: Maximum of 20 guests. No unregistered guests. Exceeding occupancy may result in cancellation. Prohibited Uses: No unlawful, illegal, or commercial use except remote work. Violations may result in immediate eviction. Parties: No unauthorized parties allowed. Hosting an unauthorized party incurs a $1,000 cleaning fee and immediate eviction. Host may use noise monitoring devices. Smoking: No smoking or vaping indoors. A $750 ozone cleaning fee applies if violated. Pets: Only authorized pets allowed (up to 2 pets with a pet fee of $25/pet/night). Unauthorized pets incur a $500 cleaning fee. Towels: Use towels appropriately—bath towels for bathrooms, outdoor towels for pool/hot tub, black towels for makeup. Stained towels that can't be cleaned will incur a $30 replacement fee. Pool & Hot Tub: Follow posted rules. No diving, glass, or unsupervised children. No lifeguard is on duty. Keep areas covered when not in use. Late Checkout: Request in advance. Unauthorized late checkouts incur $25 per 15 minutes. Property Damage: Do not remove or damage items. Guest is liable for the repair or replacement cost of missing or damaged property. Host may charge the Guest’s credit card. Indemnity: Guest assumes all risks associated with use of the property and amenities. No lifeguard is on duty and pools/hot tubs are not alarmed. Guest must inspect the property on arrival and report issues immediately; failure to do so waives related claims. Guest is responsible for personal belongings and any damage caused. Host is not liable for injury, loss, or death unless due to gross negligence or intentional acts. Guest releases Host from all claims and agrees to indemnify Host against third-party claims. Guest waives claims for insured losses.

Lovely Airbnb experience. Suited our group of 15 really nicely. Great kitchen/living room area for hanging out, nice bedrooms with plenty of beds, and a great game room. Proximity to distilleries and central between Lexington and Louisville. Hosts were communicative and helpful and when we ended up staying an extra night due to some travel problems as a result of a big storm in the northeast, they were very helpful.

Anna and Luka are incredible hosts. Our party was affected by a winter storm and they were so helpful and accommodating before we arrived and while we were there. They allowed us to come a day early so we could take advantage of our time before the snow hit, and were incredibly communicative the entire time between our booking and our stay. We will definitely be back!

We had a wonderful visit and this is such a beautiful house. There is plenty of sleeping areas, an awesome game room and a very open concept layout that made it easy to spread out with a large group but still feel connected. Beautiful yard and surrounded by woods, made for an extremely peaceful retreat.

We had a wonderful time celebrating Christmas here! It was very large with plenty of space for our extended family. The game room was so much fun for my niece and nephew. Everything we needed was there and Ana and Luka were extremely responsive. Also the Christmas decorations were a wonderful addition!

The house was amazing, the game room was the highlightof the stay, along with ample sleeping areas. The host was amazing and very responsive. We are definitely rebooking for next year's family get together! highly recommend!!
